How long is the appeals process?

Reductions are usually granted in One to Four months. If your appeal requires an appearance before the appeals board, then this process can take longer than Four (4) months. How quickly the process takes is further dependent on the time within the appeals filing process when your appeal submission is filed. The earlier it is filed the quicker the results.

 

Is the tax reduction permanent?

If you receive a reduction before the next year's tax bill is calculated, then the new reduced amount will most likely pass through to the next year. But, this is not a permanent reduction and the county assessor can reveiw it each subsequent year and adjust it to current market values. However, the assessor is bound by law to only increase it according to market value.

 

Can an appeal trigger a tax increase?

The county assessor cannot raise your taxes above the proposition 13 base year value. This is the value that was assessed at the time that you purchased your property plus the 2% increases each year.

 

Can I appeal prior tax years?

For a Prop 8 reduction in value, the appeal must be filed by the deadline for the current tax period. Once the deadline has passed, you cannot file for previous years for this type of reduction.

 

How does the contingency fee work?

We only charge a fee if we favorably reduce your taxes. There are no up front or hidden fees and if the appeal does not result in a reduction of your taxes, then we are owed nothing.
